Lease Policy

Lease Terms

Terms : Available lease terms: 7-15 months. Price range based on lease length and specific move-in date.

Month-to-month : Available at the end of the lease for an additional month-to-month fee, subject to the applicable terms and conditions of the lease

Corporate : Contact community for specific requirements.

Rent & Utilities Payment : All payments of rent and utilities can be made online at no charge. Credit & Debit cards are accepted and require a small fee.

Fees and Deposits

Non-refundable :Application fees are non-refundable.

Refundable : Security deposit (or holding fee) is refundable when certain criteria are met.

Lease Guarantors (Co-signers)

Income : Averages three (3) times the monthly rent. Verification may be requested, including pay stub, letter from an employer, most recent W-2, most recent tax return and/or certified verification from company accountant or bank.

Criteria : Guarantors (co-signers) must meet the landlord's applicable resident selection criteria (including, but not limited to, meeting all applicable financial requirements).

Renter Insurance

Requirements : Proof of renter's liability insurance is recommended upon lease signing. Residents are pre-approved for liability coverage through MultiFamily Insurance Partners and can visit MFIP's website, or call 1.877.826.8203 for quotes.

Roommates (Occupancy Change) Remaining and new leaseholders must qualify when a roommate (occupant) moves out before the lease ends. Fees will apply for new occupant application processing.

Sublet/Sublease : Subletting of apartments homes is not permitted.
